Do I have to pay a management fee if my property is vacant?
No. We only get paid if you get paid. Our management fee is created to align incentives and is a percentage of the gross income of each property (ex. rent, late fees, non-refundable deposits). If we do not collect any rent, or if the property is vacant, you don’t pay us anything. -
Are you licensed?
Yes, we are fully licensed to operate in the state of Texas. Our team includes an active real estate broker and licensed real estate agent who is authorized to conduct all property management activities as required by state law. -
Will you manage my property if I already have a tenant in place?
Yes. We are very experienced in taking on the management of a property with a current tenant in place. We often take over management in situations where a tenant may be delinquent in rent or the owners are having difficulty managing a current tenant. When this happens, we perform a full lease audit and work with the tenant to ensure that they either conform to the terms of the lease and bring their rent current, or when necessary, vacate the property. -
Can I reach you after hours?
Yes, we are available to owners 24/7. Whether it's a quick question or an urgent matter, you can count on us to be responsive and accessible whenever you need us. -
Do I get to see the lease or sign it?
In most cases, the property manager signs the lease on behalf of the owner. When you hire a property management company, you typically authorize them through a management agreement to handle leasing responsibilities, including signing rental agreements. This helps streamline the process and ensures leases are legally binding and compliant with local regulations. Of course, if you'd prefer to review or sign leases personally, we’re happy to accommodate your requested level of involvement. -
Am I required to make my property available to Section 8?
No. In Texas, landlords are generally not required to accept tenants who use Section 8 housing vouchers. State law permits landlords to decline applicants based on their source of income, including housing assistance programs like Section 8.
However, it's important to note that while landlords can choose not to participate in the Section 8 program, they must still comply with federal fair housing laws. This means they cannot discriminate against applicants based on race, color, religion, sex, familial status, national origin, or disability.

How is rent collection handled?
We make rent collection simple and convenient through our online platform. Tenants can pay rent 24/7 using ACH (bank transfer), credit, or debit cards—right from their phone or computer. You can easily track payments and financial reports through your owner portal. -
How long of a lease do you sign?
We typically sign 12-month leases. However, if unique circumstances arise that call for a shorter or longer lease term, we will always consult with you first and get your approval before proceeding. -
Short term rentals?
Not at the moment. Currently, we focus on long-term residential and small multi-family property management. If short-term rental management becomes part of our offerings in the future, we’ll be sure to let our clients know. -
How soon can you start managing my property?
We can get started as soon as you're ready! Once the management agreement is signed and we have the necessary property details, we can typically begin managing your property within a few business days. -
What type of reports do I get and how often?
You’ll receive detailed monthly financial reports that include income, expenses, maintenance costs, and a breakdown of any other activity related to your property. These reports are delivered through your secure online owner portal, giving you 24/7 access to real-time updates and historical records. We also provide end-of-year statements to make tax time easier. If you ever need custom reports or more frequent updates, we’re happy to accommodate! -
How Involved Is the Owner?
That’s entirely up to you! Some owners prefer to be hands-on and stay involved in every decision, while others want a completely passive experience—and we’re happy to support either approach. We’ll always keep you informed with regular updates and reports, and we’ll never make major decisions (like lease terms, renovations, or non-routine expenses) without your approval. -
How are repairs & maintenance handled?
We handle repairs and maintenance promptly and efficiently to protect your property and keep tenants satisfied. Whenever possible, we send our in-house maintenance team first to assess the issue. This allows us to quickly evaluate the problem and, in many cases, resolve it on the spot in a more cost-effective manner. If a specialized repair or larger job is needed, we coordinate with trusted third-party vendors to ensure quality work at competitive rates. Throughout the process, we prioritize clear communication and owner approval for any non-routine expenses.
